Your mortgage application typically goes through the following process:

Fact Find

We collect information relating to income, expenditure, assets and liabilities to ascertain affordability and ensure we can provide you with the most suitable mortgage product.

We research the whole of the market to find the most appropriate and best deal.


We make considered recommendations on the best mortgage based on personal circumstances.


We undertake full application on your behalf based on the information provided during the Fact Find stage. 


It is normal practice for the lender to undertake their own valuation, either at their own cost or at a small charge to the borrower.

Mortgage Offer

 We will endeavor to obtain a mortgage offer from the lender as quickly as possible.  The timescales are normally within 4 – 6 weeks. 


A lawyer will be appointed.  They will either be selected by the lender or you may choose your own conveyancer.  

Due Dilligence

Conveyancers will undertake their own fact find, will request a redemption statement (in a remortgage case) and ask the borrower to sign various documents including the Standard Security. 

Draw Down

Conveyancers will arrange a suitable date to draw down monies and the mortgage loan will commence.
